Our Lease Option/Rent-to-Own Program allows you to get into a house NOW without qualifying for a loan. With as little as a 3%-5% down payment as an "Option-to-Buy" fee you can qualify for our Lease Option/Rent-to-Own Program and move into a home TODAY! Your "Option-to-buy" downpayment actually gets credited toward the purchase when you buy your home.
While making on-time monthly payments your credit will have improved, or you will have built up enough of a down payment that you can then qualify for a traditional bank loan and buy the house during the agreed upon term.
Our American Dream Homeownership Program
Our American Dream Homeownership Program provides you all of the benefits of homeownership NOW, without having to qualify for financing at a bank and wait for some committe to give you the green light. Essentially we become the bank and we finance YOU!
With this program in place you can increase your take home pay at work! You can also deduct property taxes and the interest portion of your monthly payment from your income taxes. Our program effectively increases your deductions and lowers your income tax, all at the same time!
A 10% down payment is customary. You can choose to pay more and that will lower your monthly payment.
How do I Get Started Today?
All you need to do is find a home that matches your needs from our Available Properties list. Once you locate the right home for you, call the Property Hotline at (804) 212-1257 and get directions and instructions on how to see the property.
After you have seen the home and know it is the right one for you, decide whether you fit better under the Lease Option/Rent-to-Own Program or the American Dream Homeownership Program. Fill out an application at the house or call the property hotline to have one faxed to you. After you fill out the information, fax it back to us at (866) 286-5260 and we will get back with you shortly if you qualify. It's that easy!
You should act quickly though because as soon as we get a qualified applicant the home is sold!
